A large North Carolina based legal firm wanted to establish their new corporate headquarters in downtown Raleigh. The firm purchased a recently vacated Art Deco industrial creamery complex on the South Glenwood Avenue corridor, an area quickly becoming the fashionable commercial revitalization arts and entertainment district for downtown Raleigh. The program required a compatible mix of uses for the 70,000+ square foot complex.
By placing the building on the National Register of Historic Places, the project qualified for federal and state historic investment tax credits and made the project economically viable. A mixed-use development plan was generated by Clearscapes serving as development advisor as well as architect.
The program included three restaurants, retail, and ten loft apartments which complemented the Owner's corporate headquarters requirements. A new range of activities required entry points be designed for the complex to accommodate vehicular and pedestrian traffic. These new entrance towers recalled the historic Art Deco tower on the corner and utilized a series of public art installations which conceptually drew upon the building's original Art Deco style.
